Using FB as a marketing tool is very tricky
as you have to be very sure of EXACTLY
what you want to achieve.
( PPE , Page Likes, Clicks to Website ,
Website Conversions or App Installs -
-- the most expensive
on a Cost-per-Click basis is WC ad )
Most agents are contented with just
writing a post with WTS ( want to sell )
or WTR ( want to rent ) ... and hope
that other FB friends will read and co-broke
.. or click Like and Share ....!!
For the project marketers,
they always use Sponsored Ads ....
and getting readers to Sign Up or Learn More
I have also used FB ads for about 55 campaigns
but NOT to sell properties ....
rather its for my IM biz. ( my side-hustle )
FB ads is very tricky ...
the costs have gone up ( CPC )
and their algorithm is constantly changing.
Previously you can use Audience Insight
to do your targetting ... but now you need
to supplement it with external software
like Audience Intersect.
Even if you have 1,000 fans in your FanPage
it does NOT mean that each time you write a post
.... all 1,000 fans will be able to read it.
Usually FB will only show your post to 10% - 15%
of them .... BUT lately, FB have reduced this
free organic reach to about 3% to 5% ....
thats only 30 to 50 folks ..!!
Isn't this miserable ???
But on the positive side,
FB ads are great to work with
as you can see the results IMMEDIATELY ,
thus allowing you to edit, amend, pause, stop .....
