I almost DID NOT become an Estate Agent

 

28 years ago I quit my corporate job

.... to become a full-time estate agent


But I wasn't sure which agency to join !!


Back then there were only a handful of firms.

Among the notable ones was Resource Realty

( helmed by the legendary Warrick Singh

a.k.a Warrior Singh ... who is the king of Bangsar,

Damansara Heights & Ampang )



So I went to his office in Taman Tun Dr Ismail.


BUT when I reached the Ground Floor,

I hesitated to go up the staircase.


Questions were circling in my mind

--  What if I cannot perform ?

--  What if I can't close any deal ?

--  What if I am just a lousy estate agent ?


After walking up 5 steps,

FEAR gripped me ... i panicked ...

So i chickened out and went home ...

But that was almost 28 years ago.



Today I had lunch with this Warrior

but i did not tell him about my dark secret

.... of having jittery feet back then ....


IF i had the courage to go up the stairs,

and joined him and be mentored by him,

do you think I will also become a LEGEND

.... just like the legendary Warrick Singh

instead of just being a small-time agent ...

Buy VIRTUAL Land ?

 

Who in the right frame of mind

would spend their REAL MONEY 

to buy land in the imaginary Virtual World ?


When i saw this advertisement, 

it appears that this thing called METAVERSE

is now making the REAL WORLD much worse !!





This is what the advertisement said :

The story of the Horseman

 

How much do you need in life ?


A long time ago, 

there was an Emperor who told 

his Warrior that if he could ride on his horse 

and cover as much land area as he likes....


Then the Emperor would give him 

all the area of land that he has covered.


Sure enough, 

the horseman quickly jumped onto his horse 

and rode as fast as possible to cover as much 

land area as he could conquer ....





He kept on riding and riding 

whipping the horse continously

to go as fast & as far ... as possible.


When he was hungry and tired, 

he did not stop because he wanted to cover

as much area as possible....


It came to a point 

when he had covered a very big area 

& he was exhausted and was about to DIE


Then he asked himself..

"Why did i push so hard to cover so much land area

now i'm dying and ALL i ever need is just 

a small area to bury myself ...."





ITs SIMILAR WITH THE JOURNEY OF OUR LIFE !!


We push very hard everyday, 

to make more & more money, 

to gain power, fame & recognition..

TO show off our Rolex, BMW, Merz, Mustang

.... and our Facebook LIkes and Followers


We neglect our health, 

the precious time with our family 

& to appreciate the surrounding beauty 

and the hobbies we all love.

.

One day when we look back, 

we'll realize that we dont really need that much

..... but then we cannot turn back time 

what we have missed....


Again.... how much do you need in life ?

The wilderness of Real Estate Agency

 

Doing estate agency 

is like being in a ZOO with creepy creatures

lurking everywhere all over.


They are parasites, leeches, vultures, 

crocodiles, piranhas, anacondas, tigers,

draculas, , toyols & pontianaks.


All they do is .... 

suck your Agency Commission ...!!



Have you ever come across deals that involved 

the payment of the so-called 10%-15% 

Referral Fee/ Introduction Fee ?


Most likely you do ... 


BUT if you move up the value chain

you will surely encounter ghostly apparitions 

with much bigger aspirations & ambitions.


For example, many years ago, a lady Vampire

( not an estate agent but from a professional body )

called me about a major deal that I was handling.


She said she has a buyer, and she wants HALF 

of my agency fee of RM800K.  So i asked her ... 

if this deal goes through, will you be handling the

project for your client ?

And she replied YES.


So i asked again... 

this project has about 4,000 units.

Assuming a fee of RM3,000 per unit, 

your total Professional Fees is RM12 Million.


So Madam .... can you also share HALF with me ?


Straight away she jumped back .... 

NO... NO ....TAK BOLEH ....

our professional body say we are not allowed 

to share with estate agents .....


JILAKER  betul jadi Estate Agent .... 

you expect agents to share half with you 

.... but you cannot share yours ...

What if you CANNOT advertize ?

 

I have this long "love and hate" relationship 

with Google Ads and Facebook ads.


You see... I love them... but they hate me.


I use them for my Online Biz

( NOT for my real estate biz )






Many years ago its the norm whereby

you could run almost any type of affiliate offer 

without an issues and get cheap, targeted clicks.


Once they started making their billions in profit, 

they decided it was time to get rid of the

Ad Accounts of affiliate marketers (very subtly) 

and focus on advertisers with BIG businesses !!


Facebook Ads is no better and 

getting your ad account banned 

isn't a matter of if... but rather when.


That's why it's more important than ever 

to focus on building your own tribe of fans 

on something YOU CAN CONTROL !!


This could be:

an email list

an SMS list

a direct mail list


You may think it's smart to have a social media channel 

(i.e. Facebook page, YouTube channel, etc.), 

but remember that you're never fully in control.


For instance my various FB FanPages

were almost reaching the 10K followers mark

( which is a criteria for Monetization )

when suddenly FB Mark decided to

LOCK my Fanpages ....


All my hardwork and effort in building 

my Fanpages become ZERO !!


Now imagine what would happen if 

you lost your biggest web traffic source 

when you wake up tomorrow.


That sucks !!

THUS dont ever, 

let someone else control your source of traffic.

Sell like a Pro

 

Estate agents are basically Salesmen.

Their role is to introduce, negotiate, broker

& facilitate the transaction.


Most of the bigger firms have regular training

on the sales & marketing aspects of estate agency.

But to bring your game to the next level, it is also

important for the agents to enhance their knowledge

by doing their own reading too 


Over the years, I have bought a few dozen books

on this topic.... but sadly, most of my books are still

in their original plastic wrappers ... un-wrapped and

un-read .....



If you are short of funds and can't afford to buy

such books or magazines .... here is a simple trick 

---  go join an Insurance Agency


For they have the best training on salesmanship !!


How do the top insurance agents stay consistently

at the MDRT ... TOT ....and COT ?


The answer ---  they DONT sell insurance plans

Instead they sell you the BENEFITS of those plans !!


If you say you are not interested, they will ask you

which part of their presentation you dont understand.

If you say no money to buy ...they will scare you by

saying " What if you die tomorrow .... how will your

family survive ? " ....and if you say already bought

insurance ... they will say 1 coverage is not enough,

.... , toll naik, petrol naik, cooking oil naik ...

you are under-insured ....


So as an estate agent, what do you sell ?

Sell the property as a PHYSICAL product  OR 

sell the value-proposition as an INTANGIBLE  product ?


For example, every condo in Mont Kiara looks similar.

So if you say what all the other agents are saying ---

3 bedrooms, porcelain tiles, built-in wardrobes, fully

aircon, nice view, etc ---- you are finished !!


But if you say value-added sales pitch like ---  not facing

the afternoon sun, got shuttle bus to school, got creche

for the kids, got locker rooms for storage at basement,

security is by highly-discipline Gurkha guards instead

of Bangla  ---  then you have the chance to be the next

Residential award-winner like Phoebe Tan ....

My Side Hustle

 

Using FB as a marketing tool is very tricky 

as you have to be very sure of EXACTLY 

what  you want to achieve.

( PPE , Page Likes, Clicks to Website ,

Website Conversions or App Installs -

-- the most expensive

on a Cost-per-Click basis is WC ad )


Most agents are contented with just 

writing a post with WTS ( want to sell ) 

or WTR ( want to rent ) ... and hope

that other FB friends will read and co-broke 

.. or click Like and Share ....!!


For the project marketers, 

they always use Sponsored Ads .... 

and getting readers to Sign Up or Learn More


I have also used FB ads for about 55 campaigns 

but NOT to sell properties .... 

rather its for my IM biz. ( my side-hustle )







FB ads is very tricky ... 

the costs have gone up ( CPC )

and their algorithm is constantly changing. 


Previously you can use Audience Insight 

to do your targetting ... but now you need 

to supplement it with external software 

like Audience Intersect.


Even if you have 1,000 fans in your FanPage

it does NOT mean that each time you write a post 

.... all 1,000 fans will be able to read it.


Usually FB will only show your post to 10% - 15%

of them .... BUT lately, FB have reduced this 

free organic reach to about 3% to 5%  ....

thats only 30 to 50 folks ..!!

Isn't this miserable ??? 


But on the positive side, 

FB ads are great to work with

as you can see the results IMMEDIATELY , 

thus allowing you to edit, amend, pause, stop .....

Now you know how FB Ads works !!

A deal of RM43.9 Milllion that needs a Replay

 

This happened about 9 years ago

when I was working on this RM43.9M deal

in Sungei Petani


The one-percent Earnest Cheque was done.

BUT the owner did not want to accept it ....



For there was a pending court case on the land,

and he told us to wait until the case is settled.


After 2 years of waiting, my client got tired

and I then got them another piece of land.


Fast forward to today, the owner said he won

the court case and it is now available for sale !!





BUT after 9 long years, he has now increased

the price to about RM70 Million ....


So I have to go back to the drawing board again.

Let's see if I can do a REPLAY once more....

Specializing in Estate Agency ?

 

The estate agency biz is now in

a state of upheaval & disruption.


New players who got their E-licence

had grand plans for their agency ....

but after less than a year, they find it

hard to cope and decide to close shop.


In the past 2 years, many sole-prop

and small-sized firms also gave up and'

parked their licence elsewhere ....


Branches of big-time firms also

closed down and their entire team 

migrated to other new-age players




If you are doing the Mom & Pop properties

e.g selling houses, renting condos & shops, etc

you will be attacked from many fronts.


You will be Cannibalized.

You will be Marginalized

You will be Digitalized

You will be Vulturized


To avert all these relentless assault,

here's the solution ---  SPECIALIZE !!


When you specialize in a specific niche,

you become an expert & an authority.

Customers come to you & seek you

INSTEAD of you going to them.


Just imagine you being a specialist doctor

like a Heart Surgeon, a Neuro Surgeon or

an Orthopaedic Surgeon ... while everyone

else is the neighborhood clinic GP.....


You will then have your own private playground

to play with ... and hey, have you heard of any 

specialist doctors going bust ???

What a Hot One

 

What can 1.25%  of RM167 Million

do to  your personal  bank account .... ?


BUT too bad ... I missed this deal .... !!!


3 days after my contact passed the details to me,

the representative of the famous Goh Brothers of PG

submitted their earnest cheque to the owner .... 

to develop the SOHO SUITES @ KLCC.


( if you want to know more about the 

Goh brothers of Penang .... go ask your 

award-winning Team Leader .... )





This is what I would call a Perfect Site.

Well not exactly perfect ... but 9 out of 10 points

( less out 1 point because it does NOT 

fronts the KLCC directly )


Otherwise its a real winner since :

---  has D.O for a twin Office/Service Apartments blocks

---  freehold

---  flat terrain

---  rectangle shape

---  last few vacant plots around KLCC


If only the info was given to me 2 weeks earlier,

then I would have an even chance of doing the deal .



Moral of the story ---  for HOT LOCATIONS 

you got to very ride fast ... like the Hottie 

otherwise your bank account 

would be reduced by RM2m ...

Feng Shui in estate agency

 

As estate agents, it is important for us to equip

ourselves with some basics of  Feng Shui


This is because somehow ... somewhere... someday

we will encounter buyers & tenants who are believers

in the auspiciousness of the property.


The Chinese are major proponents of Feng Shui.

And there are thousands of books written on this

ancient subject.,,, from beginner level to 

Grandmaster with hundreds of Dos & Donts ...



To the Malays, it is Tajul Muluk.


Ilmu Tajul is the most commonly used name 

for the Malay system of geomancy, 

comprising metaphysical and geomantic principles 

considered when siting or designing buildings 

to improve and maintain well-being. 


It was traditionally practiced by shamans 

(dukun or bomoh) and architects from Malaysia 

and Indonesia


Today tajul muluk is considered a 

superstitious relic of the past


For the Indians, it is Vastu Shastra.

It means the Science of Architecture .... 

encompassing the principles of design, 

layout, measurements, ground preparation, 

space arrangement and spatial geometry


The designs are intended to 

integrate architecture with nature,

the relative functions of various parts of 

the structure, and ancient beliefs utilizing 

geometric patterns (yantra), symmetry 

and directional alignments


I dont think any of your NCC speakers tell you 

anything about the Art of Feng Shui 

in estate agency

What a drop in Price !!

 

Sometime ago I posted about this ad

about the Land for Sale at Sungei Long.

You can search for it ....




I have also wrote my comments

about this site


I am not sure if the agent is a reader of

this Blog or not ....


BUT within 6 weeks later,

the price has miraculously dropped

from  RM22.2 Million to  RM13.3 Million !!




Thats almost RM9 Milllion CHEAPER !!


With this new price,

it seems more feasible and doable.


So good luck to the advertiser ....



Kopi for estate agents ?

 

As estate agents, we are supposed to do

PROPERTIES only ... and earn our fees

from such products .


So when this press release appeared,

I was truly surprised ....

buy under-garments ... as such products are 

the daily needs of estate agents !!


Nevertheless, being a Coffee Addict,

I still don't know where to buy my

Kopi Ali Jantan Kaw-Kaw ....

The Coffeshop Broker

 

Do you know the Villamas Group ?


Within  20 years they have built many 

high-rise condo projects in the Klang Valley.


Their 1st high-rise condo was in Puchong, 

and aptly named Villamas condo... 




The 3.11 acres site was brokered by me

and the Terms were finalized over lunch

at a Coffee-shop in Puchong





It was just a small deal of about RM5.3m ... 

BUT what was UNIQUE about it was 

the way we structured the payment terms.


To be a successful land agent, 

one must always think CREATIVELY 

and do things OUT-OF-THE-BOX ..... 

to structure a WIN-WIN Deal for both parties


That's the only way to bring your game 

to the next level !!

at a Kedai Kopi ....

Travel 750 km just for 15 minutes viewing ?

 

Would you drive 750 km

just to view a site for 15 minutes ?


Call it crazy. Call it foolish. 

Call it heroic ... say whatever you want.


At the end of the day, 

you are only enriching the people at

PLUS, Shell, Petronas, Petron, BH, etc !!







If i were him, I would do this prelim first :

--- Is the deal worth RM20 Million?


Otherwise don't waste my time, petrol, toll

and resources since there are many other

deals available in the Klang Valley. 

This is Opportunity Costs !!


--- go to Google Maps and then click on

Google Satellite to analyze the surrounding

developments & the access roads to gauge 

its market potential


--- if the land fronts a road, then click on

Street View to visit the site and see the

neighbours too ( the photos may be a bit

outdated, but it is still ok for surveying 

purpose )


--- if the land is big ( say over 100 acres )

you can then switch over to 3D View ....

then press Ctrl + drag the mouse left or right

or up & down ... to analyse the terrain.


--- once I am satisfied with my findings,

( and after verifying other facts in the title

and approval letters, if any ) then only 

will I travel 750 kilometers for the

Cuti-Cuti Malaysia .

Google wants to make life easy for us.

BUT too bad, many agents still want to

make life difficult for themselves.



What the Mark .....



WOW, what a crazy morning ... !!


Facebook, Instagram, and WhatsApp were

all down since midnite .


Not only that, it even appears their API system

is not responding, meaning the thousands of

Facebook related products on the market just

stopped working.








But, no worries ... there are other massive online

websites stuffed with incredibly valuable data you

can use right now to improve your business.

Pinterest and Etsy!


Using Pinterest and Etsy, you can figure out the

top trending searches, best selling products, and

top performing businesses helping you understand

how to improve your own business.


BUT thats not the purpose of this post.

Rather its about how our daily lives were STOPPED

when FB, IG and WA are down ....


These social media platforms are now 

so ingrained into us .... that just a slight hiccup 

will give us a Headache ....and if its down for

many Hours .... then we get Mad ....


Imagine a life WITHOUT

Facebook, Instagram and WhatsApp  ....






The tears of an Estate Agent

 

Someone sent me this video just now.

It touched my heart so much that i 

had to view it several times.


It tells the tears & sadness & disappointment

of being a Real Estate Agent that only deal

in selling HOUSES ....




Is this all there is to being an Estate Agent ?


Are there NO other types of properties to

handle and market ?


If its so BORING doing the same old thing,

if its so sad selling the same type of property,

then there are only 2 solutions .


Estate agency is not a bed of roses.

I have been in estate agency for 28 years,

and many times I have thought of 

giving up too ....


My advice is this :

EITHER go do OTHER type of properties

.... or just change career .....


Perhaps then will life be beautiful again ....

Books by Malaysian Estate Agent

 

Further to my post yesterday on my

perennial book buying habit .... 

An agent asked  if I can recommend 

any good books to buy ...


In our local bookshops, 

there are MANY books on property ... 


BUT most of them are geared towards

investing in properties e.g no money down, 

buy low sell high, buy at lelong, multi-sub, 

flipping, die never mind, positive cashflows


BUT hardly any books on Estate Agency

for the local market !!


Over the past 25 years, 

I only found 2 books which are

relevant to an estate agent in Malaysia ---  

THRUST  and COCK & BULL .







If you are a young REN, 

you are encouraged to read these 2 books 

which are written by top Malaysian agents

in the Malaysian context ... 


But I don't think you can buy them 

from the bookshop now ....

Books for Estate Agent

 

Most real estate negotiators have attended

the NCC classes, their inhouse Trainings,

the CDP, CPD, and various seminars.


BUT these alone are not enough !!


To become a more COMPLETE agent,

it is necessary to know more 

and to learn more .


AND one good way to improve the game

is to read up books on Property topics

and Real Estate Agency related subjects.


I am NOT a voracious reader.

But i am an impulsive & compulsive book buyer !!

Therein lies my problem .....


Each time a book cover catches my attention,

I'll read thru the back cover for the summary

and then read  the Table of Contents and 

flip thru the pages inside.


And if just a few chapters meet my needs,

I will then proceed to buy the book.


But when I reached home, 

I will just read thru those few chapters .... 

BUT not the whole book !!







In the past 25 years, 

I have bought almost 1,000 books

---  on Corporate Merger & Acquisition,

Property and Autobiography of Tycoons

---  and left them collecting dust on the 

shelves without finishing reading them.


And many are still lying there ... 

un-read ...un-wrapped 

and still in their original plastic wrapper !!

I first met her in 22nd May 2014 

when she joined my class.



In fact she was supposed to go overseas, 

but somehow she decided to cancell it

& the smile is so contagious.

You can feel that she is genuine .... 

not a put-on ....without any hidden agenda ...

As i approach the Final Journey

 

I ventured into Estate Agency 28 years ago.


And due to the MCO and pandemic, 

I decided to write about my experiences

and share my journey via my 2 property blogs

Just only 2 months and I have 

got about 35 requests for my phone no,

meet up for Coffee & Teh-tarik sessions !!


I don't know why anyone would want 

to meet up with a small-time agent that 

has no trophy to show.


DO YOU KNOW WHY ???


Most likely it is because no one is willing to

share their Estate Agency journey like I do.


For what I write is REAL ... 

It is GENUINE ... & it is written from the HEART.

Berani kerana BENAR ....


It is about the joy of being an estate agent.

It is about the trials & tribulations ... 

the happiness & sadness.


It is not only about the accomplishments

... but also the failures I went thru ....


You can feel the CONNECTION ... 

for I was there before you.

The importance of Branding

 

Do you realize that many estate agents

and agencies claim that they are

No.1 ... the Top ...the Best ....etc 


The question is  ---  IF everyone claims so,

then who will be the No 2 ?



WITH so many at the No 1 spot,

can you remember who is who ?

Can you remember them ?

 

Your brand is what differentiates you 

in the marketplace. What a strong brand 

stands for cannot be easily copied.


If your business wants to be widely known, 

remembered and chosen by your potential 

customers over the competition, 

you need a strong brand. 


AND if you are an estate agent,

then you need your OWN Personal Brand



There is certainly an emotional link 

between a chosen brand and its customers. 

The brands you love most are the ones 

you feel understand you and your needs. 

They’re the ones who can inspire 

you to say, “This brand is for ME!”


Brand building is a foundational practice 

adopted by enduring brands such as 

Singapore Airlines, McDonalds, Petronas, 

Maxis, Digi and the likes.


The brands you love don’t just happen by luck. 

It happens because those brands have 

taken the time to get clear about who they are, 

what makes them the most valuable/unique to you,

& in many ways have pre-selected you 

to connect with.


WHEN everyone claims to be No 1,

off course its hard for you to remember 

so many of them.


BUT when you claim yourself to be

....  " the smallest agent in town " 

....  ejen kecil-kecilan

---  ejen anai-anai

Happy Days are back again

 

When i open my Facebook just now,

memories of what happened on this day

4 years ago popped up.


.... when there was no pandemic

--- when life was so normal

...  when beauty prevails
